Owner's Fees
Property Management
- setup fee of $225
10%of
the monthly rent or $50 minimum, a $500 reserve fund (negotiable), and
$250 for each new tenant placed (this fee is not charged to the landlord if the tenant we place is evicted or breaks their lease).
Tenant Placement Only -
one month's rent or $700 maximum
Commercial Properties - setup fee $175
11% of monthly rent or $75 minimum
Other Services
If we handle any evictions we charge $35 per hour plus county and legal fees.
*All management fees will be deducted from the rent and the balance of the rent will be sent to the owner on a monthly basis.
*All setup fees and reserve fund amounts must be paid in full at the time of the signing of the management contract.
Tenant's Fees
Application fee: $45 (non-refundable) per applicant and married couples only pay one fee
Upon move-in the tenant(s) must provide first
month's rent and a security deposit equal to 1.5 times one month's rent (refundable upon move-out unless repairs are to be made), and a pet fee if required (non-refundable).
