Tenant Screening
The Tenant Screening Process
- All applicants must be over the age of 18.
- A non-refundable fee of $45 must be paid to process the application.
- Each occupant over the age of 18 must complete an application.
- Married couples need only pay one fee but each person must fill out an application form.
- We will request information to verify employment and employment history.
- All applicants must provide at least two sources of identification including one piece of photo identification.
- Previous rental history will be examined and references are required.
- If the applicant has been a homeowner over the past 2 years we will ask for proof of ownership and mortgage payment history.
- All applicants must submit to a credit check and a criminal background check.
- It takes
3 to 5 business days to verify all the information provided.
- If an application is denied the applicant(s) will be notified by mail.
- Tenants income must be 3 times that of the monthly rent.
If Pets are allowed we will require the following;
- Proof of all vaccinations
- Photos of the pet
- An interview with the pet to determine its temperament and to confirm its identity
- You will be asked to provide references about your pet from past landlords
Note
Any negative reports on an applicant's background check may result in denial.
Negative reports include
- Illegal practices--felony or drug charges
- Bankruptcy--poor payment history
- Eviction
During Tenancy
- Any activity in or around the property that could be considered harmful, illegal or a disturbance to any neighbor's peaceful enjoyment of their property whether caused by the tenant, a roommate, guests, friends, family members, or pet(s) can and will result in the termination of you tenancy and eviction.
*Our tenant screening is performed by an outside source that specializes in credit, criminal, and civil background checks.
